HVAC and plumbing plans are not included. HVAC plans have to be designed by a specialist and the configuration also depends on the location of the house. Same thing with plumbing. Where will be water and sewer connection located? I provide design only, none of the follow-up work.

Purchasers have been urged to consult their local building official for particular ordinance requirements, and encouraged to review the plans with a local engineer of their choosing concerning any additional permit documents, such as a site-specific foundation plan, plot/site plan and other important details. No engineering or architectural stamps has been included. Consult a qualified licensed builder / contractor, who is familiar with your local building codes, before applying for approval by local authority. Read their building-permit-guide, if available. The Plans are NOT intended as a DIY project! You must hire a contractor. He is the person fully responsible for adaptation and correctness of the project to meet the requirements of the local CODE.
